Starting 1 January 2025, Victoria has implemented a 7.5% Short Stay Levy on short-term accommodation.
Key Details of the Short Stay Levy:
- Levy Rate: flat 7.5% of the total booking fee.
- Applicable Properties: the levy targets accommodation of periods of less than 28 days in a range of property types including houses, apartments, granny flats, tiny homes, etc.
- Exemptions: properties used as someone’s principal place of residence (PPR) are exempt. Also, hotels, motels, hostels, etc are also excluded from the levy.
- Responsibility for Payment: When bookings are made through a platform, the platform provider is liable for the levy. For direct bookings, the property owner or tenant accepting the booking is responsible. Entities with annual booking fees exceeding $75,000 must lodge and pay the levy quarterly, while those with $75,000 or less are required to do so annually.
